You have a property I want to rent. How do I apply?
Once you have found a property you would like to apply for, visit our “Homes For Rent” webpage, locate the property listing and click “Apply Now.” -
How old do you have to be to apply?
Applicants must be considered a legal adult by the State of California. -
Do you accept Section 8?
Yes, when considering an applicant, the Fair Housing Act states that source of income cannot be used to discriminate, and Section 8 vouchers are considered a source of income. -
Do you accept pets and assistance animals?
Each property has a different pet policy, some may allow with restrictions, some may not allow pets at all. Assistance and service animals are not considered to be pets and are protected by fair housing regulation. -
Do you charge pet rent?
If Applicable a non-refundable pet fee of $200-$350 per pet is due with move in funds for household pets. Pet rent may also be applicable. This fee will be based on the information obtained through a pet screening application. -
How long does it take to process my application?
Application processing typically takes 3-5 business days once we begin processing. This can go quicker, or slower, depending if any required documents were not provided with the application, and on how quickly we are able to get in touch with previous landlords, employers, etc. -
Can I see the lease before I pay move in funds?
We are able to show a sample lease, yes, however the software generates the lease once you are converted from an applicant to a Tenant so the general terms and conditions will be there, but the property specific ones may not. -
If I’m approved, how much do I have to pay up front?
If approved, you will receive instructions on how and when to submit move in funds consisting of the security deposit and first month rent. -
How do I pay rent?
While we do not accept cash, tenants may pay by check, money order, or online through the provided tenant portal. -
Am I allowed to sublet?
No, subletting would be a violation of lease terms. -
How do I add a Tenant to a lease?
Any potential renters need to apply through our website, have all qualifying factors processed and be approved by the Owner. -
What do I do if I have an emergency?
We have an afterhours line available for property emergencies (outside of 911 appropriate situations) that happen outside of regular business hours. Please call the office at 760-434-6161 and follow the prompts to reach the emergency line. -
I want to get a pet. What do I do?
Please contact your property manager to discuss the requirements for your specific property. -
My lease expiration is coming, and I want to move out. What do I do?
Unless agreed otherwise, you will need to sign a notice of intent to vacate, at least 30 days prior to the end of your lease term.
